A. As a foreigner, can I apply for a loan in Indonesia to help financing my purchase?
At present, foreigners cannot obtain bank loans in Indonesia.

B. What does leasing mean? Can't I just buy the property?
Leasing is legally the completely safe way for foreigners to obtain property in Indonesia. Leasing is also more cost effective when securing the villa setting and usage. When outright buying the land prices are more than double, which naturally affects the overall pricing of your new property. Leasing contracts are usually set up for 25 years, often with the possibility to extend (to be negotiated with the landlord). In the case of Dusun Ubud, the contract allows for the buyer to hold the property for 25 years with a guaranteed option to extend for another 30 years.

C. Leasing for 25 years seems so long. What happens if I die, or want to lease for a shorter period of time?
It is possible to re-sell/ re-lease the property. This can be done at any time during the length of the lease period. Because the setting and the location are highly attractive there should not be a long waiting period to find a buyer interested to take over.

In case that a property owner is deceased, the villa ownership (lease contract) will be automatically passed on to the next of kin (or as per registered will)

D. How does the Property Management work?
Dusun Ubud has Property Management on site. Independent of your own villa, all the common areas are being maintained, such as entrance, the parking area, and the common gardens. Management provides for extra staff to come and do your house hold cleaning, taking care of your pool and the garden. The staff is on site, you decide if and how you would like to use this service. Please talk to our marketing service about your financial contribution. Should there be the need for maintenance or repairs, the project Management can assign or point out suitable crafts people.

E. When I am not there, is someone assisting in renting my villa out?
Yes, the project management is associated with Ubud's leading rental agency, who can take care of all matters related to renting your villa long or short term. Fees apply.

F. Do I need to take out home insurance?
We recommend you do. Insurance premium is quite affordable in Indonesia. We can arrange for discounted rates, if the villa owners agree on group insurance.

G. As owner and resident, am I expected to join in with local ceremonies?
You can, but you do not have to. Villa Management can give you an overview of interesting local events.
